Hurricane season brings the same question every year: is your community actually ready? Here’s a practical checklist for HOA and condo boards heading into the season.
Before storm season starts
Review your association’s insurance coverage with your agent, including windstorm and flood policies, and confirm coverage limits reflect current rebuild costs. Walk the property for loose signage, aging trees, and drainage issues that could turn into hazards. Confirm emergency contact information for your management team, board members, and key vendors is current and shared with residents.
Building and grounds
Trim trees and remove dead limbs well before a storm is forecast, since many landscapers get booked solid once a storm enters the forecast. Inspect roofs, gutters, and drainage systems for anything that needs repair now rather than during a storm. Secure or store loose common area furniture, umbrellas, and equipment. Test generators and backup systems for elevators, gates, and lighting.
Communication plan
Send residents a pre season reminder with evacuation zone information, association contact numbers, and where to find storm updates. Use the resident app to push real time alerts before, during, and after a storm, so residents aren’t relying on word of mouth. Designate who on the management team is the point of contact during an active storm.
After the storm
Document any damage with photos before cleanup begins, for insurance purposes. Prioritize safety inspections before reopening common areas or amenities. Keep residents updated on repair timelines and any temporary changes to services.
A community that prepares early recovers faster. Alliant Association Management works with boards throughout Southwest Florida to build storm readiness into the calendar every year, not just when a storm is already offshore.
